OVERVIEW
The industrial, office, and warehouse property located at 506 North Warren Avenue in Brockton, Massachusetts, is comprised of several attached buildings, amounting to a total space of approximately 75,000 square feet. Each section can easily be subdivided based on need.
The property is zoned for light industrial use, and has a very large power service (one of the biggest in Brockton) amounting to a 3300 KVA service (current maximum). It sits on approximately 3 ¼ acres with parking for at least 65 cars. More parking spaces can be made available, if needed. The property is completely fenced in behind a "click to open" electric gate. There's an ADT system throughout.
The building complex was constructed over the decades and includes a three story mill building, a two story mill building, and a one story office type building, all with high ceilings. The building has all new rubber roofing, which was installed after year 2000. The oil fired boiler is in excellent operating condition, and has been upgraded and cared for with no expense spared. There is also a back-up boiler which we run periodically to ensure excellent operations. We installed a modern, above ground 6000 gallon oil tank in the 1990's, and it's enclosed within a cinder block structure. There are no in-ground tanks of any kind on the property. There are no hazardous substances in this building whatsoever.
There is also a section of the building that has an underground "pool" that was used as the source water for cooling high power industrial equipment. It remains in perfect condition. The building complex is unique to our knowledge (in this area); parts would be ideal for office space, R&D labs, artist lofts, warehouse and/or storage space, and light manufacturing requiring heavy power usage among other ideas, and all at very affordable prices.
